Finish out of an existing 53,000-ft2 shell space for a restaurant, bowling, and entertainment venue for Pinstack. MEP system included constant volume packaged rooftop units, variable air volume packaged rooftop units with terminal boxes, a VRF system, kitchen exhaust, and make-up air systems.
The building was an existing shell with a limited structural zone on the roof for mechanical equipment above an existing tenant and a garage with limited ability to access the floor below. The existing prototype for a ground-up space had to be completely redesigned to fit into the shell space. We worked with the architect and owner to understand the MEP needs for each piece of equipment and brainstormed on how best to serve each piece of equipment. We then worked with the architect and a contractor to determine the best-looking and least expensive way to serve each piece of equipment and each area.
