Design of the MEP systems for a 30,000-ft2 multi-story shell space for a medical office building. Design of most of the tenant spaces within the building including a dentist’s office, an orthodontist office, and a financial planning office. MEP system included variable air volume rooftop units with terminal boxes.
This project involved the addition of a wide variety of tenant types ranging in complexity from an imaging center with specialty power and HVAC requirements to a financial officer with no special MEP features at all. We designed the shell building to have the flexibility to accommodate any number of space types. Then, we adjusted the finish-out drawings to accommodate each owner’s requirements for their space. We worked with the landlord and tenants to achieve a building that has continuity across a wide variety of spaces that function separately from each other but complement all of the other spaces within the building.
