Design of a 13,000-ft2 finish out of a shell space on the top floor of a multi-story retail center for a salon training facility. MEP system included packaged rooftop units, VRF systems, and DOAS systems.

Project Challenges to Overcome in Our Design

The project was originally designed around packaged rooftop units, and supply chain issues created lead times that would not allow the owner to open on time.  Not opening on time would cause the owner to miss out on a crucial enrollment period for the academy’s students.  Therefore, after we had completed our portion of the job, our design team performed a redesign of the facility.  We worked with the HVAC unit manufacturer and contractor to design a new HVAC and electrical system around the components that the manufacturers already had in stock and the components that the contractor had already purchased for the previous design.  We redesigned the HVAC system based on VRF components and DOAS units that the manufacturer had in stock.  We redesigned the electrical system to avoid a large main switchboard that would have delayed the project.
